In the latest quarter at City Terraces, progress has been seen across numerous areas of construction.

The substation fit-out and installation of the electrical cables between the main building and the substation has progressed well. The external works have made excellent progress with the installation of the main structure on the four balconies now complete. The internal fitting-out of the apartments continues with the third and second-floor apartments progressing sufficiently to allow furniture to be installed in these areas.

 

Summary of Works Progressed

● Commenced the installation of the furniture and continued decorations.
● Continued the first and second fix partitions to all floors.
● Bathroom vinyl work and ironmongery.
● Mist coat works are underway.
● Continued the plastering and dotting and dabbing to the ground floor level.
● Second and final fix electrical and plumbing installation continued.
● Achieved completion of the substation fit out works.
● Continued the installation of kitchens, floor finishes, tiling, sanitaryware and fire stopping works.
● The installation of the balcony steels is ongoing and the rendering and fencing to the entrance area continues to be worked on.

August 2019

As we approach the last quarter of the year, construction and planning is coming along nicely for City Terraces.

Many aspects of the development are complete, including the near-complete window installation, while electrical, plumbing and mechanical works are continuing. Further exciting progress is expected over the coming months.

 

Summary of Works Progressed

● Completion of the soil stacks installation, installation of the dry riser, and the sill transition details and external flashing detail at the 3rd-floor level. Window installation is nearing completion.
● The 1st and 2nd fix partitions have continued to all floors. Other continued works include 1st and 2nd fix electrical, plumbing and mechanical ventilation with heat recovery installation. Fire stopping works and the installation of services to the risers are also ongoing.
● Commencement of the 2nd fix to the 3rd-floor level, the lining of the ceiling works, the plastering to the 3rd floor, dotting and dabbing across all levels, mist coat works, and the installation of kitchens. Floor finishes have also begun being worked on, as well as tiling, sanitaryware and installing internal doors throughout the development.
● The CP boards, timber cill, membrane and liquid plastic have all been applied to allow the installation of the insulation and render to the 3rd-floor levels.
● The store cupboards in a number of units have been skimmed and painted to allow the commencement of the MVHR units within these areas.
● Formation of the external wall construction to and above the plant room areas in readiness to complete the envelope works. The service trench from the plant room to the substation has also been formed.

 

Works Scheduled

● Completion of the render to the 2nd and 1st-floor levels will be achieved throughout.
● The scaffold to the substation courtyard will be dismantled and the breaking out of concrete slabs and beams in the courtyard will begin.
● Civilising and forming roads and pathways to the main entrance will take place to the courtyard.
● Fit-out works, construction of the new substation, decorations, sanitaryware and kitchen installation will all continue to make further progress.

May 2019

By May 2019, a number of construction areas are complete, including the installation of the timber frame and internal below ground drainage. Design drawings by timber frame subcontractor are also complete.

Moving forward, we can expect the commencement of the 2nd side boarding partitions, the mechanical and electric 1st fix, and the rendering of the lift and 3rd floor.

 

Summary of Works Progressed

● Completion of the roof coverings and parapet flashing, the installation of the CP board to the 3rd storey, the installation of the internal rainwater pipes and timber frame, the lift shaft roof waterproofing works, the installation of the internal below ground drainage, and the electrical jointed cable.
● Started 1st fix electrical installation, 1st fix plumbing installation, and 1st fix MVHR installation.
● Continued the installation of the timber frame, the lift alteration infills, the removal of surplus waste, the making good of the nursery wall, the installation of the steelwork window supports, and the 1st fix partitions to the third floor.
● Commencement of the kerbing to the car park, the new retaining wall, the external flashing detail at 3rd-floor level, and the first fix partitions to the third-floor level.
● Commenced installation of the roof finishes, the soil vent pipes, the window installation works, and the CP board to the third storey.
● Installed the hydro-break including the manhole and attenuation tank.
● Lift alternation and structural lift works are 100% complete.
● Liaised with envelope contractor, tarmac company, steel door manufacturer and front door specialists.
● Liaised with the roofing contractor, dry liner, screeder, smoke vent subcontractor,
joiner and steel fabricator over the planning of their works.
● Procurement of the lift.
● Framed out the smoke vent to the roof.
● Design drawings completed by the timber frame subcontractor.

● Complete the external window installation.

Throughout the first quarter of 2019, development is running smoothly, with many areas of the City Terraces construction completing and moving forward.

Progress has been made with the completion of blockwork structural walls and the installation of new steelwork supports, while construction designs from contractors are also advancing forward. Further plans include the review and finalisation of the partition drawings and kitchen designs.

 

Summary of Works Progressed

● Completed the perimeter scaffold erection for the timber frame, the pot and beam floor infills to the link, the blockwork structural walls to carry the timber frame, and the installation of new steelwork supports to the link and stair corners.
● Commenced the installation of the roof joists and decking and fit-out works.
● Continued the envelope infills, the lift alteration infills, the making good of the nursery wall, the removal of surplus waste, the breaking out of the slab for internal drainage runs, the building of internal walls, the drainage works, the installation of the steelwork supports and the perimeter scaffold erection.
● Installed the steelwork supports for the windows and erected the scaffold to the lift shaft.
● Liaised with the roofing contractor over the planning of their works and progressed roof design.
● Progressed design drawings by the timber frame subcontractor.
● Fabricated and delivered steelwork to the entrance area.

● Complete the making good of the nursery retaining wall.
● Commence the substation construction and commence roof joists and timber panels to the third-floor level.

November 2018

The City Terraces development has been progressing nicely throughout September, October and November.

Some of the key progress that has been made by November includes the installation of new core stairs, the commencement of foundation works and the progression of the roof and lift design.

 

Summary of Works Progressed

● Continued drainage works, removal of surplus, envelope infills, the building of internal walls, pot and beam floor infills, breaking out of the slab for internal drainage runs, and perimeter scaffold erection for the timber frame.
● Completed installation of the pre-cast stair and new roof to the lift, and completion of piling works and the breaking out of the concrete stairs. The removal of all plaster from existing walls and the removal of the redundant lift in the shaft has also completed.
● Installation of new core stairs, new steelwork supports, SFS/Block infill panels, and steelwork and pot and beam floor infills to the link bridge.
● Commencement of ground floor slabs infill, under-slab drainage installation, substructure brickwork, and foundation works, along with commencement and completion of the new roof to the lift.
● Progression of the roof design with the contractor, the ordering of the windows, and the design drawings by the timber frame subcontractor.
● The existing gas supply has been disconnected and the low-level existing building to Upper Essex Street has been demolished.
● Liaised with Knowsley lifts over the lift design finishes.

● Complete the formation of the floor infills to the corners of the building.

● Continue with the pot and beam floor works.
● Continue with wrapping the building with a full scaffold.

By August 2018, a lot of work has advanced with the City Terraces construction, including the commencement of construction works and the demolition of existing structures.

Further plans for the upcoming months include the continuation of installation, demolition and construction works.

 

Summary of Works Progressed

● Installation has been carried out for steelwork support posts, the electrical switch, distribution board and meter, and the brickwork ‘spine’ walls to block 2 from ground to second-floor roof level.
● Installation has been carried out for site transformers, angles for your infill in Block 2, various new steelwork supports like a steel framework in Block 2, several lintels on external wall skins, temporary lighting up the lit shaft, and blockwork walls on Block 1’s ground floor.
● Removal has continued for surplus waste and plaster from existing walls and ceilings.
● Roof removal works and concrete upstand removal in the link area have commenced.
● Construction has commenced for drainage works, pot and beam floor infills, substructure brickwork and ground floor slabs infill. Blockwork construction has progressed to the lift shaft area.
● Demolition of walls and breaking out concrete stairs has continued. The demolition of works to the link walkway have also been completed, along with the completion of the cleaning out of the lift shaft.

● Installation of new precast stairs and continuation of the drainage installation.
● Commencement of the piling, block and beam floor infills in stair cores, and foundation works.
● Continue with the pot and beam floor works and lift shaft alteration works.
● Disconnect the existing gas supplies.
● Demolition of low-level building on Steble street and removal of the existing lift.

May 2018

Throughout the second quarter, a lot of progress has been made on the City Terraces development.

Highlights include the removal of asbestos and the completion of demolition works. Several tasks are scheduled for the next period which will mainly focus on the continued on-site clearance to make way for construction.

 

Summary of Works Progressed

● The property site has been cleaned and secured and surplus waste has continued to be cleared from the site. The removal of asbestos and vegetation to the floor areas has also completed.
● The installation has been carried out for scaffold edge protection, upper floor windows netting, and a door and frame to the electric room.
● Completed demolition works and continued the removal of plaster from the walls and ceilings.
● Checked and confirmed that the power supply is live, and contacted British Gas for the meter installation.
● New blockwork has commenced for dividing walls to the apartments. The stone ramp in the courtyard has also been built and soft strip works have commenced.
