  • A handful of workers are active on site, off-loading the container and moving the furniture onto site.

Extensive partition work has taken place at Fabric District Residence. 

A comprehensive revised programme of work has also been established and put in place during this time.

Summary of Works Progressed

  • Six floors successfully have partitions.
  • The remaining floors are in the process of having partitions installed.
  • A comprehensive revised programme of work is in place, which expedites the remaining work on site to achieve completion in January 2021.

Works Scheduled

  • Awaiting components to allow completion of remaining partitions.
  • Plastering and finishing works in these areas will commence.

In the latest construction update for Fabric District Residence, joisting, external weatherboarding, the lift shaft and internal beam encasements have all been completed.

Many new tasks have commenced including the first fix mechanical and electric installation. Progression of other tasks continues such as the ground floor concrete slab which is 60% progressed.

 

Summary of Works Progressed

  • Joisting is now complete to all levels including the upper roof level where boarding has also been completed.
  • The lift shaft and stair core works are progressing to the 6th and 7th floors.
  • External weatherboard is completed on both the main elevations.
  • Continuation of internal drainage works as several roof outlets are now connected to the drainage system and this will continue until completion.
  • Internal beam encasements are complete on both the 1st and 2nd floors.
  • Resilient bar and insulation have been installed with the initial fire boarding put in place on the first two floors of the second phase.
  • Partition works on levels one, two and three are progressing well.
  • Concrete slab to the ground floor is now 60% complete.
  • First fix mechanical and electrical installations have commenced.
  • The lift shaft is complete.
  • The masonry support system is now on site.

The latest Fabric District Residence construction update shows that there has been good progress to the decorative concrete blocks, lower roof, timber frame and mast climbers.

The timber frame specialist contractor has completed 7th storey roof joinery works to enable further progress to the roof, and plastering is also 90% complete on the steel framing system. A hoist is in place to facilitate the loading out of materials.

• Masonry works to the external envelope have commenced.
• Decorative concrete blocks have been installed to the Devon Street and Islington elevations and are 80% complete.
• Underground drainage works have progressed well.
• Precast concrete stairs are nearing completion.
• Installation of the hoist to facilitate the loading out of materials to various floors of the building.
• Mast climbers are 90% complete and in operation.
• The roofing contractor has 90% completed the lower roof up to the 5th floor balcony.
• Timber frame contractors have completed 7th storey roof joinery works in order to facilitate the commencement of roofing contractor works and are working on level six on the 9th storey.
• Plastering is 90% complete on the steel framing system from floors 1-4 inclusive.
• A temporary fire alarm system has been successfully installed.

Construction has started the year with a bang at Fabric District Residence as the steel frame is now 50% erected.

As well as excellent progress made to the steel frame, scaffold edge protection has also commenced which will continue into the next construction period among many other tasks.

Ring beams and pads have been installed in preparation for steelworks, with steel fabrication underway. Holding down bolts and ground beams have also been completed in what is the final section of the building foundations process.

At Fabric District Residence, the latest progress revolves heavily around groundworks.

The primary groundworks progressed at the development include the installation of pillars, ring beams, ground clearing and drainage.

 

Summary of Works Progressed

• Applications for services such as mains water, electricity, gas and other essential services have been made to the service providers.
• All of the ground has been prepared to commence the erection of pillars.
• The ground has been cleared to allow the team to start assembling ring beams.
• Underground drainage has been laid.
• All ground obstructions have been removed and over 120 tons have been removed from the site.
• The level of the ground has been reduced by 1 metre.

 

Works Scheduled

• The installation of scaffold and mast climbers will take place.
• A cat scan will be carried out to ensure there are no live cables in the planned area of excavation.
• Excavation will commence to install concrete bases and ring beams.
• A new electrical sub-station is to be installed.
• A boosted cold-water system will be fitted.
• The steel framework will go up once the completion of the excavation has been achieved.
• Steel construction will commence with a brick façade.

Behind the scenes at 33 Devon Street, there has been major progress to the development construction.

During this period, multiple design meetings have been confirmed and it has been concluded that the project will not require ground stabilisation.

• Contractors have been awarded the groundwork tender.

Significant progress is now clear at the site of Fabric District Residence in Liverpool.

The previous building has now been demolished and other pre-construction tasks have been completed to allow for construction to commence shortly.

 

Summary of Works Progressed

• The safe demolition of the building has now been successfully completed.
• Demolition sub-contractor McLaughlin’s worked closely with Scottish Power to ensure the technical removal of the substation.
• Scottish Power has now completed the temporary re-routing of all high voltage cables and a new substation has been proposed.
• The site has been fully secured and prepared for construction.
