Foundations and the retaining wall are near completion at City Residence – The Apartments which has made nice progress over the last few weeks.

Drainage works and substructure brickwork have commenced as well as re-enforcement, insulation and the ground floor slab pour. Site drainage will be completing next and the superstructure brickwork will commence.

At City Residence, there has been lots of great progress across the site enabling the commencement of drainage and foundations to start soon.

One of the main tasks has been marking out where the drilling of numerous piling holes will take place next month. Site clearance was also completed, as well as the BT diversion.

  • Design works now coming to a close and ongoing meetings between the client and contractor teams is ensuring that all technical aspects of construction are concluded
  • Site establishment and contractors’ compound in place
  • Final decision being made on exterior brickwork
  • Completion of site clearance and cut and fill
  • Completion of BT diversion
  • Commenced marking out where drilling of 580 piling holes will take place

Preparations are being made to commence construction at City Residence.

Pre-construction activity has commenced and the first formal design team meeting has now been held. The next construction update will be issued in February 2021.

The apartments at City Residence in Liverpool have undergone near completion of Block A and B design whilst other pre-construction activities have continued into the period.

  • Design of Blocks A & B is all but complete, subject to some minor input from an operation and maintenance perspective
  • The acoustic report has been regularly updated as wall build-ups become confirmed
  • Contractor proposals are still being developed
  • The design team continues to update the information required schedule as required
  • The main contractor has assessed the feasibility of PV panels to the roof of Blocks A and B

 

Works Scheduled

  • Start on site is subject to completion of the design
  • Design of Blocks C and D require design input from proposed Timber Frame contractor, which is awaited

September 2019

More progression for the coming City Residence Phase 2 site as drainage and foundation designs are complete.

The City Residence Apartments are progressing nicely as proposed dimensions are taken for the external and internal works of the building. Applications for WiFi, water and electricity are also underway.

 

Summary of Works Progressed

  • A technical meeting has been undertaken where all pre-commencement conditions have been submitted to planners.
  •  Both the drainage and foundation designs are complete. Applications for water, BT, Virgin and electric connections including the substation have been made to the relevant statutory authorities.
  • The acoustic report has been regularly updated as wall build ups become confirmed. The Contractors Proposals have also been developed continually during this time.
  • Proposed furniture dimensions have been issued to the mechanical and electric designer for 2nd fix design consideration and the Design Team continue to update the Information Required Schedule.
  • The Main Contractor has been assessing the feasibility of PV panels to the roof of blocks A and B. Designs of blocks A and B are all but complete, subject to some minor input from an operation and maintenance perspective. Design of blocks C and D require design input from proposed Timber Frame contractor which is awaited.

 

Works Scheduled

  • A detailed construction programme is now being developed as the design evolves and new information becomes available. Construction is currently scheduled to start in November.

June 2019

All necessary arrangements are being made to achieve the start date for construction at City Residence Phase 2.

The hoarding is now 100% erected around the site. The developer has produced the construction health and safety document for the scheme to allow this to be issued to the planners and the CDM coordinator. They have also liaised with the supply chain to obtain feedback on the design via fortnightly meetings and have established procurement lead-in durations. In addition to this, contact has been made with the statutory service providers to make them aware of our requirements and begin the process with relevant orders.

 

Summary of Works Progressed

  • The architects have produced the proposed level drawings to allow setting out of the works on site. They have also developed the general arrangements to coordinate the mechanical and electrical design and structural requirements into the build.
  • Envelope design has progressed to align with the planner’s requirements and the external works scheme has been developed.
  • With regards to structural planning, the foundation of general arrangement and detailed working drawings have been created. The foul water and service water drainage design has been developed and particulars for the drainage installation have been produced.
  • Teams have liaised with the stone vibro specialist, warranty provider and building control to discuss the proposed foundation designs. They have also developed the floor construction details and secondary steel requirements.
  • Mechanical and electrical teams have delivered general arrangement drawings for all key systems. Scheme requirements have been confirmed with Scottish Power and the main service riser and plant room runs have been detailed.
  • Above ground drainage designs for the scheme have been generated and the key utility requirements for the project have been reviewed.

 

Works Scheduled

  • Architects have liaised with building control, produced detailed wall plans and commenced the detailing of the bathrooms and kitchens, whilst also coordinating the service risers and main service routes throughout the scheme.
  • Drainage and foundations designs to be finalised and completed.
