Progress has been exceptional at Poet’s Place and the site is now nearing completion.

Window pods, cladding and lift installation are just some of the tasks completed last month. Many of the apartments are now complete and undergoing snagging, with external works also nearing completion. Many of the remaining tasks will be fully complete shortly.

Great progress has been maintained at Poet’s Place.

During this period, substation works have commenced alongside works for incoming utilities. Other areas have progressed such as cladding, brickwork and internal operations. Fit out for all internal trades is underway and the 1st floor units are now complete, subject to snagging.

Poet’s Place is making visible progress inside and out.

The external elevation brickwork has made great progress to all elevations, as well as the cladding. Inside the development, internal fit out works have commenced and 1st and 2nd fix mechanical and electrical are now well underway.

  • External elevation brickwork progressed to all elevations and external works overall are 40% complete
  • External cladding to upper floor commenced
  • Mechanical and electrical 1st fix works significantly progressed and 40% complete overall
  • Mechanical and electrical 2nd fix commenced on early floors
  • Internal fit out works commenced for all internal trades, with partitions, tiling, flooring and painting all making good progress throughout the building up to the 7th floor

So much has taken place over the last few months at Poet’s Place, including completion of the main structural steelwork.

All foundations, pile caps and ground beams have now been installed, concrete floors are in on the front elevation and the steel framed system has commenced to the superstructure walls. Fire protection and lightning protection is also ongoing.

Summary of Works Progressed

  • Earthworks, groundworks and the base course are complete to the building footprint.
  • All pile caps, foundations and ground beams have been installed.
  • Main structural steelwork is now complete including cold rolled steelwork and brickwork angle restraint.
  • Metaldeck and concrete floors have been completed to the front elevation.
  • Fire protection works have been carried out including the application of fire-retardant paint which is underway across the steelwork. They are 30% progressed.
  • Lightning protection and bonding works have been applied.
  • The steel framed system commenced to the superstructure walls and the SFS infill panels are 5% installed.
  • Structural staircases 100% complete.
  • External weatherboard has commenced.
  • Feature brickwork façade has started to the front elevation.

Works Scheduled

  • Completion of the structural metal decking.
  • Completion of the concrete floors.
  • Progression of fire protection.
  • Progression of the steel framed system.
  • Continue superstructure brickwork.
  • Initial delivery of the windows and glazing.
  • Installation of the EPDM (weather sealing windows).

Demolition and alterations are now 100% complete at Poet’s Place and the construction phase has begun.

After existing units are now successfully demolished, the construction phase has commenced. A number of tasks such as groundworks, earthworks, piling and excavation have taken place.

  • Construction phase works have commenced.
  • Party wall schedule of condition has been carried out by the party wall surveyor.
  • Asbestos has been removed from existing units.
  • The site compound has been established and existing units have been demolished.
  • The breaking up and disposal of existing slabs and foundation has progressed.
  • Concrete has been crushed for use of hardstanding.
  • Earthworks and groundworks have both made progress.
  • Completion of piling and pile caps have been cut down ready for foundations.
  • Reinforcement cages ready for insertion into ground beams and pile caps.
  • Pile caps and ground beams excavated.
  • Shuttering and concreting works to pile caps and ground beams progressed.
  • Steelwork design completed and fabrication commenced.

All site investigations and geoenvironmental surveys are now 100% complete.

During the last quarter of preconstruction activity at Poet’s Place, site investigations and geoenvironmental surveys have been successfully undertaken with no contamination or unforeseen items uncovered. An asbestos survey has also been carried out with a formal report to come, but the initial feedback from the surveyor is that no obvious asbestos items were found. The final preparations are in place before starting demolition and construction on site in the next period.

 

Summary of Works Progressed

  • Appointment of Party Wall Surveyor, Building Control, Principle Designer, Principle Contractor, Contract Administrator Fire Consultant, Acoustician, Services Consultant and Structural Engineer.
  • Site investigations and geo-environmental surveys are 100% complete and no contamination issues or unforeseen items were uncovered.
  • An asbestos survey has been undertaken and is now 100% complete, awaiting formal report.
  • Initial Party Wall Notice has been issued and is 100% complete.
  • All contractor proposals have been finalised and agreed.
  • The building warranty is out for tender.
  • The main contract and warranties are being prepared ready for issue.
  • The Information Release Schedule and Responsibility Matrix has been drawn up and issued to the design team in line with design delivery programme requirements.

Site investigations are well underway at Poets Place.

The initial site perimeter clearance and stopping up order are both 100% complete and a number of other key pre-construction activities have progressed throughout the latest pre-construction period.

  • Initial site perimeter clearance is now 100% complete.
  • The erection of hoarding is 70% complete.
  • Stopping up order now made 100% complete.
  • Site investigations and geo-environmental surveys are 40% complete.
  • The disconnection of existing services has progressed to 50% completion.
  • Design team meeting was undertaken.

 

Works Scheduled

  • Finalise and agree on contractors’ proposals.
  • Draw up the Release Schedule and Responsibility Matrix to be issued to the design team.
  • Undertake a full ground investigation survey including a uniaxial survey to be carried out and monitored.

August 2019

Pre-construction activities at Poets Place have started.

The commencement of pre-contract appointments with a number of professional teams, including the architect, structural engineers and health and safety has begun. Appointments have also begun with the construction design and management consultants and mechanical and electrical consultants.

 

Summary of Works Progressed

  • The architect has produced the proposed drawings and plans, coordinated with the structural, mechanical and electrical design requirements.
  • Mechanical and electrical teams have also delivered general arrangement drawings for every essential system to be implemented in the site.
  • The order has been placed with contractors to install the hoardings to the perimeter of the site. The removal of trees and large shrubs will also commence which will require the temporary closure of the highway.
  • Site investigations are then to be carried out over the next two weeks. A topographical survey will also be undertaken.

 

Works Scheduled

  •  Structural works are being planned out, with detailed working drawings created.
  • Photos will be sent upon the commencement of the tree removal and installation of the hoardings to show the progress made at the development.
