This month at The Hive, developers, architects and other appointed consultants work towards the confirmation of designs following the changes to the building frame. Changing the overall frame from Concrete to Steel has required additional input on design elements due to the requirements of additional columns and bracing, mechanical and electrical alterations and foundations.
Enabling works are now being discussed, taking into account specific consultant requirements and being organised between the appropriate channels in order to move forward with the mobilisation phase on site.
Summary of Works Progressed
- Ongoing co-ordination with workshops between Fire and Acoustic consultants following the change to frame designs.
- Design works are ongoing and being reviewed following the change in frame with Architects, Structural Engineers, and appointed consultants – Mechanical, Electrical, Fire and Acoustic.
- Pre-commencement conditions are being finalised and to be submitted to the planning officer.
- Drainage, external materials, and remediation strategy amendments have been made following the change of frame as part of planning.
- Building Control and the Fire Consultant are nearing the end of discussions regarding fire strategy which is approaching finalisation.
- Further market testing is being carried out with sub-contractors and suppliers to incorporate redesign and specific requirements.

- Disconnection of existing utilities is approaching completion ahead of works commencing.

The commencement of pre-contract appointments with a number of professional teams, including the architect, structural engineers and health and safety has begun. Appointments have also begun with the construction design and management consultants and mechanical and electrical consultants.
Summary of Works Progressed
- The architect has produced the proposed drawings and plans, coordinated with the structural, mechanical and electrical design requirements
- Mechanical and electrical teams have also delivered general arrangement drawings for every essential system to be implemented in the site
- Appointments are being made to the Professional Team
- Ground excavation and clearing of the site is currently taking place, with a low-level substructural dig taking place
- Detailed site surveys, trial holes and site investigations have begun
- The concrete frame design is being elaborated, with an experienced professional in place to deal with the ground works, foundations and structural frame phases of the buildings
