October 2019

A number of general works have commenced and completed during the previous quarter.

Throughout the Hamilton Hub development there are various works taking place across the existing building conversion, the new build two storey extension, the new build single storey extension and the new build three storey infill.

 

Summary of Works Progressed

• Cladding rail is 90% complete on the single storey with panels is 50% complete. Still awaiting cladding panels for the remainder of the second storey which will arrive shortly.
• Cleveland Street and Lord Street rendering complete with some snagging works to do.
• In the basement, all aluminium doors have been fitted and installation of the ventilation system is 75% complete.
• All internal walls are built, and plaster boarding will commence soon.100 radiators have been fitted along with thermostats to each unit. A total of 144 fridges are currently being placed in rooms and lights above the beds are currently being fitted.
• Mains Gas new supply is on site and all legal documents are complete for the substation, allowing work to commence shortly for the connection to the main grid.
• Painting of the garden walls and exterior walls is ongoing. Scaffolding will soon be taken down on Cleveland Street and to the garden area.
• On the ground floor of the existing building conversion, a number of units have now been furnished and are awaiting carpets to be fitted. The bathrooms are 100% fitted. On the first floor, all bathrooms are installed and nearly all units are furnished.
• Third floor activities of the new build two storey extension include the completion of all first fix electrical and plumbing. All 22 rooms on this floor are plastered. Shower trays have been installed to 75% of rooms. Furniture is due in the coming weeks. On the fourth floor, first fixed electric and plumbing works are complete. All units and corridors aim to be plastered shortly and painted in October. Furniture is also due during this time.
• Insulating and plaster boarding of units is underway in the new build single storey extension. 80% of windows are now fitted.
• On the new build three storey infill, the Third and final floor has commenced. Brickwork is currently up to the second storey and will be completed in November. Insulation of the roof and windows are due to start in the next few days.

 

Works Scheduled

• An inspection of pipes is due soon to establish a connection by the end of next month.
• Continuation of installing the windows in the existing building conversion and new build two storey extension.
• Corridors are due to be plastered shortly along with the fit of doors and frames. Plastering is also due to commence in the new build single storey extension.

July 2019

Works across a variety of floors at Hamilton Hub have developed well.

This includes 100% plastering of the ground floor units and 100% bathrooms now fitted with Aqua Board on floors 0-2. There has also been progress to the construction of the 2-storey extension. Ground floor drainage and the completion of the single-storey extension are scheduled to be completed shortly.

 

Summary of Works Progressed

• 52 rooms have been built across the ground and second floors.
• All rooms second fixed with electric, plumbing and joinery on the ground and second floors.
• The ground floor rooms are completely painted and plastered.
• Bathrooms have been fitted to various units across the development.
• The substation, bin store and electric mains rooms are built with roof on.
• The lightwell to the basement is completed with basement windows fitted and first fix drainage, plumbing and electric commenced.
• Brickwork to the 2 lift shafts is complete with lift installation underway to both lifts.
• New stairs to the 3rd and 4th floors have commenced to be fitted.
• Commencement of the foundations to the 3rd storey infill.
• Arrival on site of furniture for ground, first and second floors.

• The single storey extension is to be finalised and completed.

The external and interior works at Hamilton Hub are quickly progressing and the exciting development is beautifully evolving.

Steel work has been erected and a number of units have been plaster-boarded, with the erection of the timber frame and excavation of new-build foundations just some of the activities due to commence shortly.

 

Summary of Works Progressed

• The steelwork has been erected throughout the development.
• 85 rooms are plaster boarded.
• 25 rooms have electrical 2nd fix.

• Commencement of timber frame erection.
• Bathrooms ready for installation of the aqua board.
• Excavation for new lightwell to the basement.
• Excavation of new-build foundations

At Hamilton Hub, the rooms are progressing well in the refurbishment.

Electrical first fix work and plumbing activities have commenced and been completed in a number of rooms with more tasks scheduled for the next month of construction. Interior works are well underway including the construction of corridor walls, internal walls and electrical works. Demolition alteration works have also commenced along with relevant removal works to aid the next construction phase.

 

Summary of Works Progressed

• 50 rooms built to 1st fix across all floors in the refurbishment.
• Internal corridor walls to 7 rooms on the second floor are up and boarded on one side.
• Interior walls to 4 rooms on the first floor have been built.
• Core hole drilling has started on the second floor with 16 holes drilled.
• Electrical work has started with kitchen areas being cabled in 8 rooms.
• Window refurbishment has started with 20 windows internally on the 2nd floor under refurbishment.
• We have commenced with the demolition alteration works.
• The internal walls to the gable end have been removed.
• The walls to the 1st floor small roof extension and the walls to the roof of the single storey extension have also been removed.
• 1st fix electrical wiring complete on the 2nd floor.
• Wi-Fi completed on 2nd floor.
• 1st fix plumbing to bathrooms and riser cupboards is completed to 25 rooms.
• Ventilation systems are complete in 8 rooms.

 

Works Scheduled

• Commencement of plastering to rooms in February.
• Steel construction to the 2-storey extension due to begin in February.

Works Scheduled

• Construction of the upper floor extension single storey with timber frame on the western block of the building.
• Construction of the upper floor double storey with timber frame.
• Infill extension of municipal building on Lord Street using timber frame with brick façade.
• With reference to the timber construction, a Fire Review and Plan will be issued by W.S.P.
• Fire Engineering Consultant. Prior to excavational works a thorough cat scan will be carried out to ensure there are no live cables in the planned area of excavation.
• A new electrical sub-station is to be installed on site in conjunction with the requirements of Scottish Power. Building services within the studios including mechanical, electrical and plumbing services will be connected to the primary and secondary distribution system located in the risers which are situated in the corridors.
• A boosted cold-water system is to be installed in the plant room which is located in the basement.
• A specific installation schedule will be developed by the mechanical and electrical consultants and approved by YPG.
