Key Work Updates
Demolition Works Progressing Across Key Zones
Demolition activities have advanced across Zones 2, 6, and 8, with selected cast iron columns and beams removed in Zone 2 to facilitate pad foundation works. Zones 6 and 8 have been taken down to basement level in line with the architectural proposals.
Heritage Features Carefully Removed and Retained – Significant historic elements, including timber flooring, brick walls, arches, and cast iron features, have been exposed during demolition. Large loading bay shutters and the atrium elevations have been carefully removed and stored for future reinstatement in accordance with Listed Building Consent.
Temporary Structural Support Installed – Back propping has been installed to support window heads in line with the temporary works design. These measures ensure structural stability is maintained while demolition and structural alterations continue.
Padstone Installation Advancing – Padstones have been installed across Zones 1, 2, and 5 from basement to Level 1, forming critical load-bearing points for new structural elements. Installation is ongoing in Zone 5, with temporary works and localised openings enabling placement in more complex locations.
Heritage Strategy Under Review – Proposals for the treatment and replication of heritage elements have been issued to the Heritage team for review. This ensures that all interventions remain aligned with conservation requirements as works progress.
Precast Core Structure Installed – The precast concrete core has been installed up to roof level, forming the primary vertical circulation within the building. Stair flights, landings, lift shaft, and smoke shaft units are now in place, with snagging and grouting works ongoing to complete the installation.
Substructure and Drainage Works Progressing – Pad foundations and drainage works in Zone 2 have been completed, marking a key milestone in substructure delivery. Works have now commenced in Zone 1, including excavation for the pump chamber and sumps, alongside ground level reductions in preparation for drainage installation.
Cast Iron Structure Reinstated – Reinstatement of cast iron beams and columns has begun in Zone 2, in line with the agreed heritage approach. These works are essential to restoring the structural integrity of the historic framework and enabling follow-on slab and waterproofing works.
Scaffolding Works Preparing to Commence – Preparations are underway for the erection of scaffolding along the Party Wall elevation, providing safe access for upcoming structural and façade works.

Key Work Updates
Reinforced Concrete Core Installed – The reinforced concrete core is now in place, rising through the centre of the building and forming the main vertical circulation. Staircases and key structural elements have been installed on site. These precision-manufactured components support the next stages of internal floor construction and overall fit-out.
Major Lifting Operations Completed – Large-scale lifting operations have been successfully completed, with heavy structural elements and materials craned safely into position within the existing mill structure. These carefully coordinated works allow subsequent construction phases to progress efficiently within the historic shell.
External Scaffolding Fully Erected – Extensive scaffolding has now been fully installed externally, enabling continued façade restoration and brickwork repairs across all elevations. This access also supports the integration of new structural elements required to meet modern building standards.
Precast Concrete Elements Installed – Precast concrete components, including staircases and key structural elements, have been delivered and installed on site. These precision-manufactured components support the next stages of internal floor construction and overall fit-out.
Balancing Heritage and Modern Construction – The contrast between the original mill walls and the new structural additions clearly highlights the sensitive approach being taken. This careful balance ensures the building’s historic character is preserved while delivering a high-quality, modern residential development.
