RW Invest is pleased to share a fantastic progress update on The Gateway, delivered by our construction partners at Legacie Developments. The last quarter has seen excellent momentum continue site and we’re excited to see the development continue to progress so positively as we move further into 2026.
Key Work Updates
- Structural Framing System Complete
We are delighted to confirm that SFS installation is now complete across all blocks, marking a major milestone for the building envelope. With primary framing works finalised, façade and internal packages are progressing smoothly and on programme. - Roofing & Waterproofing Progress
Excellent progress continues across roofing works. Block A Town House roofs are complete, alongside hot melt waterproofing to all Level 01 podiums. Level 10 and Level 12 terraces have also completed hot melt and vapour control layer (VCL) installations, significantly enhancing weather protection across the scheme. - Windows & Curtain Walling Advancing
The building façade is rapidly taking shape. Levels 11 to 06 are now fully glazed in block A. High-level curtain walling is progressing well, supported by the completion of scaffolding works. - Rainwater & Drainage Nearing Completion
RWP and SWP installations are advancing strongly and are now nearing completion to the upper levels, supporting overall envelope works and maintaining positive site momentum. - Mechanical & Electrical Progress
Electrical containment installations are well advanced across the ground floor, corridors, risers, and Levels 01 to 06, ensuring readiness for the next phase of MEP works. - High-Level Structural Milestone
Wind posts from Levels 12 to 14 are now complete across multiple blocks, marking another key structural milestone. These works provide essential support for the façade system and maintain strong momentum across upper levels of the development.

Excellent progress continues at The Gateway in Liverpool’s thriving business district, where this landmark development is advancing strongly across all core construction areas. The structural frames for Blocks A and D are now fully completed, marking a major milestone and providing a robust platform for subsequent phases. Block B has reached Level 13 with Level 14 decking underway, while Block C has completed Level 12 with decking progressing on Level 13.
Progress in the Period
Key operational infrastructure is now in place. The onsite substation is fully complete, with temporary power now live to support efficient, coordinated activity across the site. Mast climbers are secured to every block, enabling safe, continuous vertical progress, while blockwork continues at the ground floor, mezzanine, and basement levels.
Installation of the Steel Frame System is advancing well on all blocks, with several levels now finished and boarded. Rainwater pipe systems are being installed across multiple areas, and roofing to the townhouse units has been completed.
Overall, the fourth quarter has delivered highly positive momentum, with significant achievements visible in every part of the development. The Gateway is firmly establishing itself as one of Liverpool’s most exciting regeneration schemes.

August has marked another productive month at The Gateway, with continued structural advancement across all blocks and significant progress in both façade preparation and site infrastructure. The completion of external drainage and the full structural frame for Block A represent major milestones, while Blocks B, C and D continue their vertical progression in line with programme targets.
Site-wide works such as mast climber installation, precast stair installations, and services integration are steadily developing, while preparation for townhouse roofing and basement works further highlight the project’s transition towards mid-to-late construction phases.
Progress in the Period
Block A (Queens) – Structural works have reached Level 12, with Level 11 now complete and formwork installation underway for Level 13. External drainage is progressing, alongside SFS installation at Level 1 and ongoing blockwork at ground and mezzanine levels.
Block B (Williamsburg) – Level 6 has been completed, with decking now being installed for Level 7. Structural progress continues in line with programme expectations.
Block C (Brooklyn) – Level 5 is now structurally complete with decking works progressing for Level 6. External drainage works are also nearing completion.
Block D (TriBeca) – Structural works have reached Level 10, following the completion of Level 9 and installation of decking to Level 10 now underway.
Podium Works – Structural podium sections linking all blocks (A–B, B–C, and C–D) are now fully complete. Roofing works to the podiums are currently in progress, marking continued development of the integrated ground-level space.
Site Infrastructure – The substation is now fully complete, with all cables and transformers successfully installed. Mast climber installation is ongoing at Blocks A and D, and the car park ramp from basement to ground is structurally in place. Shuttering is underway for the next phase connecting ground to mezzanine level.

Works Anticipated Moving Forward

Block C (Brooklyn) – The structure will continue to rise through Levels 6 and 7, with reinforcement, decking and services coordination ongoing.
Block D (TriBeca) – Installation of Levels 10 and 11 is scheduled in the upcoming period, along with continued blockwork and mast climber installation to support envelope works.

Steady progress continued during this period, with the stair and lift cores completed for the Queens and Tribeca towers. Work also began on the Williamsburg Tower, where the core base was finished and the slipform installation commenced.
Early in the quarter, the basement bulk dig was completed, enabling drainage system installations to progress. Notably, ground floor slab construction was initiated on two blocks during this period, marking key advancements for the wider project.

The foundation works package commenced during a period of great progress at The Gateway. Key advancements included the completion of piling, installation of rebar cages and capping beams, and mobilisation of tower cranes. Importantly, this allowed for the development’s first lift and stair core to commence. In Quarter 3, the site team will prioritise basement-level excavation and the progression of the lift and stair cores.

Fantastic progress was made in the opening quarter of 2024 following mobilisation by the developer and groundworks team in the previous period.
Several milestones have now been surpassed including the completion of the piling mat, water main abandonment and service disconnection. 600 piles were completed in Quarter 1 with progress to continue at a similar pace over the coming months.

In the final quarter of 2023, several key advancements were made at The Gateway as preparation for onsite mobilisation continued. Site cabins were delivered and piling works continued in preparation for the piling rig. The disconnection of services and the continuation of piling works will be a focus for the site team over the coming months.

September brought with it a major milestone with the commencement of onsite works at The Gateway. This included the initial demolition of existing buildings and site clearance, as technical meetings between the main contractor and all consultants remain ongoing.
Final works also took place for the RIBA Stage 4 design as the structural engineer continued to review the frame and groundwork across the site.
