Q1 2026 Update
Nexus Residential are currently in dialogue with the BSR (Building Safety Regulator) as SoapWorks continues to progress in accordance with the UK’s strengthened building safety regulations. A key component of this process is Gateway 2 approval. A mandatory and highly detailed regulatory stage that ensures developments meet the latest structural and fire safety standards before substantive construction proceeds.
What Is Gateway 2?
Gateway 2 is a mandatory approval stage introduced under the Building Safety Act for higher-rise residential developments. Before substantive construction can proceed, developers must obtain formal approval from the Building Safety Regulator.
This requires submission of a comprehensive technical design package, including:
- Detailed structural engineering calculations
- Full fire safety strategy and compliance documentation
- Advanced architectural and construction drawings
- Materials specifications and safety certifications
- Quality control and construction management plans
- Competency declarations from appointed duty holders
- A fully documented “golden thread” of safety information
Construction cannot legally proceed beyond defined stages until this approval is granted.
Why Does This Affect Timelines?
Gateway 2 is significantly more rigorous than previous building control processes. The Regulator undertakes an in-depth review of every technical element before granting consent.
As a result, pre-construction and mobilisation periods can be longer across the UK market. Importantly, this reflects enhanced regulatory scrutiny

Latest Progress Report
RWinvest and Nexus are pleased to share the latest Q4 2025 construction progress update for SoapWorks. The project continues to move forward positively, with several key early-stage milestones now achieved as we prepare for full Gateway submission in Early 2026.
Current Status and Key Achievements
- Site Clearance Commenced
All debris, and obsolete utilities are being removed from the Soapworks site. The ground is due to be levelled and made safe, paving the way for upcoming construction works. - Remediation Works Commenced
Comprehensive ground remediation has now taken place, including soil testing, excavation of localised contaminants, and environmental compliance checks. These essential works ensure the site meets regulatory standards and is ready for foundation activity.

Hoardings are now in place across the entire site boundary. This secures the development area, enables safe contractor access, and marks a visible progression into the pre-construction phase. - Pre-Construction Framework and Developer Steps

Q1 & Q2 2025
Soapworks continues to make steady progress through the early stages of development. With all key consultants now appointed and site surveys complete, the team has successfully closed out the first milestone and is now focused on detailed design work.
Efforts this quarter have centered around advancing the technical design across structural, architectural and MEP disciplines. These designs will support the Gateway 2 submission, currently targeted for later this year, which is a key regulatory step ahead of construction.
Initial engagement with supply chain partners is also underway, helping to shape the approach for key construction packages such as piling, MEP, lifts and windows.
As the project builds momentum, Soapworks remains well-positioned to move into the next phase of development in the coming months.
