Construction activity continues to progress well on site, with substantial advancement made across demolition, structural preparation, infrastructure works, and technical design coordination. The development has now successfully transitioned from enabling and strip-out works into the next phase of main construction activity.
Key Work Updates
- Design Development and Technical Coordination Complete
Roof design, window design, and fire-stopping details have all been developed and completed. All Stage 4 design drawings have also been finalised following completion of the coordinated 3D Revit modelThis marks an important technical milestone for the project, ensuring the main construction works can progress with clear design coordination, compliance, and delivery oversight.
- Demolition and Strip-Out Works Completed
Existing windows and glazing have also been fully stripped out and removed across each floor. Disposal of the removed windows and glass remains ongoing, alongside hardwood removal to the window heads. - Window Installation Commencing
Installation of the new windows are now underway. This will represent a significant visual milestone for the project as the external envelope begins to take shape. - Structural Preparation and Fire Protection Underway
Pockets for the steel installation to the AOV main staircase are currently progressing. Fire protection works to the internal structural steelwork, beams, and columns have also commenced. - Drainage, Roof Works and Flooring Progressing
Setting out of drainage and core holes has commenced from the fourth floor down. Roof works are also underway, including removal of the old flat roof.Screeding to the flooring has now commenced across the fourth floor, marking further progress within the internal construction programme.
- Substation Works Advancing
Planning approval has been secured for the substation, with construction of the new substation now approximately 75% complete. Scaffolding around this area is also being removed as works continue to progress.This is an important infrastructure milestone, supporting the long-term operational requirements of the development.

The development continues to progress in line with programme, with significant pre-construction and enabling milestones now achieved. With all core consultants and contractors appointed and site preparation works complete, the scheme is firmly positioned to transition into its main construction phase.
Key Work Updates
- Professional Team Appointments Complete
All key appointments are now secured, including Architect, Structural Engineer, Services Consultant, Acoustician, Fire Consultant, Contract Administrator, Principal Contractor, and Building Control.
With the full professional team in place, the project benefits from clear oversight, coordinated delivery, and strong governance as it moves into construction. - Site Establishment and Enabling Works Completed
Site hoardings are fully installed, ensuring safe and secure site operations. Disconnection of existing services and drainage surveys have been completed, preparing the site for redevelopment.
Welfare facilities are operational and temporary electrical installations are in place, meaning the site is fully mobilised and ready for the next stage of works. - Demolition and Structural Preparation Works
Scaffolding has been erected to roof level, providing safe access for ongoing works. Removal of existing concrete beams has been successfully completed, and internal demolition works are now fully complete.
This marks a significant milestone, as the building transitions from strip-out works toward redevelopment and reconstruction. - Design Development Advancing
Roof design, window design, and fire-stopping details are currently being finalised. Stage 4 technical design drawings are progressing following completion of the coordinated Revit model.

Exciting progress continues at Park View Residence in Warrington with multiple first phase internal demolition milestones achieved and site clearance is well underway, with work progressing from the top floors downward. The top two floors have already been completed, and the third floor is nearing completion.
Preparations for scaffolding installation are now in motion, with deliveries imminent. Once erected, this will enable external renovations to begin, marking a significant step forward in the building’s redevelopment.
Fire protection measures are also advancing, with final checks taking place.
The onsite team are preparing for the next stages internally with works on the flooring being prepared for a transformation into modern living high quality flooring.
Lift testing is due to begin soon to ensure they meet modern performance and safety requirements. As a precaution, the lifts remain switched off during other site activities to prevent unnecessary wear and damage.
Each completed stage brings Park View Residence closer to becoming a beautifully refurbished development, blending high-quality modern interiors with a prime Warrington location.
