Planning Application Submitted by Sefton Council for £13.8 million Project
Crosby has long had regeneration plans on the cards, but it looks like these ambitious schemes may finally start taking shape later this year.
Crosby Village, the Liverpool suburb’s town centre, has been in Sefton’s Council’s sights since 2015 when the Crosby Investment Strategy was produced.
After some stalling, Sefton Council have now submitted a planning application, which may kick the project off later this year. This latest plan is projected to require £13.8 million to complete and will include a library and health and wellbeing facility located in Crosby Village.
The project will also improve local parking and transport, as well as Crosby’s chances to become one of the best buy-to-let areas in the UK.
In the original vision, the new library in Crosby Village was set to replace the Waterloo Library, located a 20-minute walk away. But the two schemes have now been separated, and the Waterloo Library will be revamped instead, meaning residents will enjoy even more local facilities.
The council’s plans for Crosby Village include short and medium-term deliverables, but they also look forward to 2030, suggesting long-term growth in the area.

What Makes Crosby a Great Location for Property Investment?
A residential suburb located to the North West of Liverpool, Crosby is an area on the up thanks to its great location, excellent amenities, and transport links.
Residents enjoy regular bus and train services into Liverpool City Centre and convenient road access to Liverpool and surrounding cities and towns.
The area is known as a commuter hub, but it’s also experiencing growing popularity as a ‘staycation’ destination, leading to a rise in short-term letting and serviced accommodation.
New builds like Sky Gardens, located in the heart of Crosby, are a testament to this nascent serviced accommodation market in the area.
Crosby is home to attractions such as the Crosby Lakeside Adventure Centre, independent businesses that are loved city-wide, such as Crosby Coffee, and, most famously of all, Crosby Beach. Visitors flock to this seaside destination to see ‘Another Place’, an arresting art installation by world-renowned sculptor Antony Gormley.
Crosby is also perfect for nature lovers, as it is in close proximity to semi-rural and scenic locations such as the Formby Dunes and Red Squirrel Reserve and the historic village of Little Crosby.
With central Liverpool and all its tourist attractions just a 14-minute train ride away from Waterloo Station, it’s a convenient and attractive alternative to staying in the packed city centre, and it’s easy to see why the short-letting sector is growing in Crosby and Waterloo.
Regeneration efforts will serve to make this attractive district even more appealing for investors and residents alike.
Property investors often look to ongoing and future regeneration schemes as a sign of future growth in an area, positively affecting capital value growth, rental income, and demand.

The North West’s Regeneration Story Continues
This is just one of many regeneration plans in the North West, all of which are taking place within the city centre as well as the suburbs.
This includes massive-scale projects like Liverpool Waters and the Atlantic Gateway.
In particular, Liverpool’s City Centre is developing fast, with concentrated clusters of regeneration in districts like the Knowledge Quarter and the Baltic Triangle, which was ranked as the UK’s coolest neighbourhood in a survey by TimeOut this year.
For this reason, the North West region is becoming home to one of the most exciting buy-to-let property markets in the UK.
