Recent Zoopla Data Shines a Positive Light on the North West Region
According to the latest Zoopla House Price Index, published on 27 August 2026, the North West has emerged as England’s strongest regional market for house price growth, providing an encouraging backdrop for property investors as autumn activity begins to build.
While national price inflation has softened, the North West region’s relative affordability, ongoing demand, and resilient local markets continue to distinguish it from many parts of southern England.
Zoopla’s latest House Price Index shows that average UK house prices rose by 0.9% in the year to July 2026, down from 1.3% the previous month. The average UK home is now valued at £272,800, with prices flat between June and July.
However, the national headline masks a clear regional divide. House prices in the North West increased by 3.1% year on year, which was the fastest rate of growth of any English region. By contrast, average prices were 1% lower than a year earlier in London and 0.3% lower in the South East.

What Does this Mean for Investors?
For investors, this contrast reinforces a long-running shift in the market. High-value southern locations are facing sharper affordability pressures, particularly where buyers are more exposed to elevated mortgage costs.
In the North West, lower entry prices can give owner-occupiers and investors greater flexibility, while the region continues to benefit from broad-based employment centres, major student populations, and continued regeneration across key cities.
Zoopla reports that buyer searches are also now 7% higher than a year ago, suggesting that demand is returning after the usual summer lull.
As the Autumn market gathers momentum, investors may find renewed opportunities to secure high-quality property in locations underpinned by genuine demand. A growing pool of buyers and a more active market could make strong locations, well-designed developments, and a rental-led investment outlook increasingly important.
What Could the Rest of the Year Look Like?
The remainder of 2026 could bring a more active, but still selective, property market. Buyer searches have already risen by 7% year-on-year as the traditional autumn market begins, signalling that demand is returning following the slower summer period.
For investors, the outlook is especially encouraging in regions that continue to outperform the wider market. The North West remains one of the strongest areas for house price growth, with Zoopla reporting annual growth of 3.1%, well ahead of the UK average of 0.9%.
Another region that has come out on top for England in Zoopla’s latest House Price Index is Yorkshire and the Humber, which saw a growth rate of +1.7%.
Both these regions also lead the way in the latest Residential Market Forecast from Savills, with the North West and Yorkshire and the Humber predicted to see 25% capital growth by 2030.
This regional resilience reflects the continued importance of affordability, employment opportunities, regeneration, and demand from both buyers and renters.

Investor Takeaway
The latest Zoopla data supports a positive but disciplined outlook for those investing in UK property, particularly in the North West.
- The North West is currently England’s strongest region for annual house-price growth, at 3.1% year on year.
- National buyer interest is recovering, with UK home searches up 7% year on year.
- More homes are available for sale, creating greater buyer choice and potentially more opportunities for investors able to act decisively.
- Location quality, local demand and rental fundamentals should remain central to investment decisions, rather than relying on national averages alone.
