    Pedestrian-Friendly Cities Typically Perform Better Economically

    According to a report from Insider Monkey, a finance and investment website, Liverpool is the 12th most walkable city in the world.

    Let’s examine Liverpool’s walkability credentials in more detail and consider why this impacts buy-to-let investment properties in the area.

    The report looked at various factors to determine which cities were most amenable to pedestrians. It cited various walkability rankings from other sources such as Tourlane and Walkscore, checked the distance between the top five tourist attractions in each city, sourced air quality rankings using IQAir, and analysed each city’s crime and safety indexes using Numbeo. Access to public transport and the city’s cleanliness were also considered.

    Not only is walking an exercise with many health benefits but it has also been found that having walkable surroundings can boost a city’s economic performance. According to the World Economic Forum, a significant relationship exists between walkable infrastructure in a city and the local economy. The largest 35 metropolitan areas of the US have been found to have just 1.2% pedestrian-friendly landmass, but this small percentage of land generates close to a fifth of US GDP.

      Liverpool is Found to be Most Walkable City in England

      According to the report, Liverpool is the second most walkable city in the UK and the most pedestrian-friendly city in England.

      Overall, Liverpool was ranked 12th globally for walkability. Florence in Italy was the top city, and Riga, Latvia, and Hamburg, Germany, took second and third place, respectively.

      Liverpool’s compact layout makes it great for walking, with the distance between the city’s top five attractions being just 3.1 miles and only 62 minutes of walking time is required to tick these big hitters off during your trip. Insider Monkey included Liverpool Museum, Anfield, and Cavern Club as some of the city’s top attractions.

      Liverpool was found to be safe, with a safety index score of 52. The air quality is moderately good, with a score of 33, and an excellent public transport system, including the Merseyrail underground network, also helps make this city pedestrian-friendly.

      Why Invest in Property in a Walkable City?

      So why should walkability encourage more property investment in Liverpool? According to Insider Monkey’s report, there is a link between pedestrian-friendly infrastructure and property values.

      A walkable area is more attractive to affluent residents, and this desirability promotes capital value growth. Research from WEF states that as of 2021, there is a significant price premium for walkable areas compared to drivable urban regions. The sales or rent premium was found to be 35-45% for office, rental, retail, and for-sale houses located in walkable urban areas.

      Walkable cities also attract private investment and businesses, making these areas more economically appealing. The report states that walkable infrastructure is necessary to unlock the full economic potential of cities.

      With fewer cars on the road emitting harmful gases, residents of more walkable cities are more likely to enjoy better physical and mental health, making these areas more appealing to tenants and homebuyers.
