An Energy Performance Certificate (EPC) is currently used to identify how energy efficient a property is.

Ranging from A to G, an EPC rating is valid for up to 10 years, and having one is a legal requirement. This means that property owners can be heavily fined if an EPC rating has not yet been administered on a property or if a previous rating has expired.

Since April 2018, all properties in England and Wales have needed a rating of E or above to be legally rented to tenants. Still, there have been ongoing talks about increasing this minimum requirement in the near future.

As of 2023, these plans have remained unfinalised, but many investors are keen to stay ahead of the curve preemptively.

If accepted, new regulations could see landlords that fail to upgrade their properties to at least a C rating seeing fines of up to £30,000 or higher.
