Kings Dock Mill is reaching a critical path to completing major construction tasks after progress made in the last quarter.

Electric and water are now live to the building at Kings Dock Mill which is fast approaching the completion of cosmetics to Zones 1-4. Worktops have just arrived from Italy for Zones 2-4 which will soon be installed. In Zone 5, 2nd fix has now progressed 80%.

 

Summary of Works Progressed

• Zones 1-4 are 95% complete in terms of decoration, kitchens, wardrobes, 2nd fix mechanical and electrical, tiling and sanitary.
• Cleaning and decoration snagging are ongoing.
• Floor topping and completion of the walkways is 90% complete. Floor has been poured but required the final seal and polish.
• In Zones 2-4, worktops have arrived from Italy which will commence installation shortly. Wardrobes have also been fitted.
• Groundworks are ongoing, the flagging has commenced on the ground floor in Zones 2, 3 and 4.
• The last of the steps, lightning box installation and cutting of flats to Hurst Street have progressed well and are approaching 100% completion.
• Zone 5 2nd fix is 80% complete, plastering is 40% progressed and 1st fix is 85% complete.
• Insulation and rendering is required to the walkways in Zone 5 and to stair 3. Window and CW installations are 95% complete up to Zone 5.
• Electrics and water are live to the building and gas is now live to the townhouses.
• Rainscreen cladding is 95% complete to the penthouse.
• In Zone 6, steelworks are complete except purlins steel roof framing members which are 99%.
• SFS is on site and steel is ready to be fire painted.

• LFI Construction are currently on a critical path for completing cosmetics to Zones 1-4 with works outstanding including walkway handrails and cladding to Zone 3, handrails to Zone 2 and all penthouse balconies on the 2nd floor.
• Final seal and polish of floors in Zones 1-4.
• Carpets will be fitted to bedrooms and mastic services and hard surface repairs will also commence.
• Rendering will soon be 100% complete in Zones 1-4.
• Establish live gas connection to the plant room.

Some of the main works progressed at Kings Dock Mill in the latest construction period were fit out, snagging and envelope works which are 95% completed across Zones 1 and 2 and 90% complete in Zone 3.

• In Zone 3, floor installation is 20% complete.

In the latest construction update for Kings Dock Mill in Liverpool, a variety of works have progressed across all zones with several tasks to be completed or commenced in the coming quarter.

In zones 1, 2 and 3, kitchens are 65% complete, screeding to zone 5 is 100% in Phase I and water, gas and electric is due to be laid in Phase II this month. Zone 4 render base coat is completed, and plastering is now at 75% completion.

 

Summary of Works Progressed

• In Zones 1, 2 and 3, decoration and 2nd fix joinery are 85% complete. Kitchens are 65% complete, vinyl to the bathrooms is 50% progressed and the render base coat is 100% finished.
• Across Zone 4, plastering is 75% complete, the mist coat has commenced to upper floors and the render base coat is 100% complete.
• In Zone 5 Phase I, SFS and boarding is 80% complete, insulation to elevations for the render is 45% complete and windows are 60% progressed. Internal drylining 1st fix works are 30% complete, mechanical and electrical works are 10% progressed and brickwork is 40% installed. Screeding has also been completed.
• In Zone 5 Phase II, the steel and floor erection is complete up to the 7th floor. Floors to the car park have been 100% poured and the mains cable has been pulled through from the point of connection to the riser cupboard to the substation.

 

Works Scheduled

• In Zones 1, 2 and 3, sanitary works will start and balconies, fascias and soffits will be completed. The top coat needs to be rendered and the front doors will be completed.
• Kitchens and joinery will commence, and the topcoat will be rendered in Zone 4.
• In Zone 5 Phase II, water, electric and gas will be laid, and the transformer and switch gear are due to be delivered.

• Zone 1 brickwork is 75% complete, windows and curtain walls are 95% complete, plastering and mist coatings are 80% complete and joinery works including architraves and skirting is 40% complete. Rendering is 75% complete and the balustrading to open deck access is 25% progressed.
• In Zone 2, brickwork is 40% complete, windows and curtain walls are 85% complete, 1st fix mechanical and electrical works are 80% complete whilst plastering and mist coatings is 20% complete. Joinery has commenced and is 10% progressed with rendering 25% progressed. Balustrading to open deck access is 5% complete.
• Across Zone 3, the brickwork is now 20% complete. Windows are 90% complete, 1st fix drylining is 10% progressed and 1st fix mechanical and electrical works are 10% complete. Roof works have progressed to 95% completion.
• Zone 4 has seen SFS and boarding to the shell which is 95% complete. Windows have progressed to 10% and 1st fix mechanical and electrical works are now 20% complete and progressing in both the plant and metre rooms. The roof is 90% complete.
• In Zone 5, the steel frame is 20% complete and concrete slabs to the 3 storey car park have been 65% installed.

 

Works Scheduled

• Kitchens are due to be fitted and tiling will also commence to bathrooms in Zones 1 and 2.
• Zone 4 will commence 75mm self-levelling concrete and 1st fix drylining.
• The car park concrete topping will commence in Zone 5. Substation brick and blockwork will begin and new mains cables, transformers and switch gear will be pulled to the substation.

Construction continues to boom across the whole development with a particular focus on 1st fix activities.

Zone 1 has successfully completed 1st fix boarding, partitioning and mechanical and electrical works with the 2nd fix ongoing to walls and ceilings. 1st fix has also progressed well throughout Zone 2 of the development.

• In Zone 1, 1st fix boarding, partitioning and mechanical and electrical works are 100% complete. 2nd fix is ongoing to walls and ceilings, complete up to the 3rd floor. Doors have been ordered, plastering has commenced, brickwork is 60% progressed, curtain wall is ongoing and now reaching 85% completion whilst the render is 75% progressed.
• Zone 2 1st fix boarding and partitioning are now 90% installed whilst the 1st fix mechanical and electrical works are 70% complete. Brickwork is 20% underway, windows are 90% complete and the curtain wall is 50% progressed.
• Across Zone 3, mast climbers were installed and the roof has achieved 90% completion. The steel framing system is half completed and windows have arrived on site.
• During the last period, Zone 4 has seen the steel, concrete floors and cores for the lifts 100% installed. The steel framing system has been ordered and the render is primed and ready to start.

 

Works Scheduled

• Zone 1 will see doors arrive on site and mist coating to commence.
• In Zone 3, the steel framing system should be completed, windows will start being fitted, internal works will begin and the lift installation will occur. Self-levelling concrete will also be poured to the 1st and 5th floors.
• In Zone 4, the roof and lift installation will commence while the render will begin being applied to the concrete face of the cores.
• Zone 5 steel and concrete floors are due to start.

Great progress has been made across all zones at Kings Dock Mill in the latest construction update.

First fix mechanical and electrical works are complete up to the 4th floor in Zone 1 whilst Zone 2 has successfully installed SFS and plywood to the courtyard elevation. There has also been excellent progression with the steel frame and concrete floors in Zone 3 which have progressed 60%.

 

Summary of Works Progressed

• In Zone 1, all punch windows are fitted with frames, EPD, and glazing, internal walls are first fixed up to the 10th floor, first fix mechanical and electrical is complete up to 4th floor, brickwork is 25% complete and the curtain wall is progressing to Hurst Street.
• In Zone 2, SFS and plywood is complete to the courtyard elevation and SFS is 6% progressed to the Hurst Street elevation. Concrete pour to floors is ongoing with a view to all 10 floors being complete soon. Joisting to duplex apartments and balconies is underway and all fire protection works are complete.
• The steel frame and concrete floors are 60% progressed in Zone 3. Sub brickwork and drainage is complete.
• Zone 4 has had stair cores, lift risers and metre risers craned into position. Stairs have been fitted to the 3rd floor and lifts are on order.

 

Works Scheduled

• In Zone 1, courtyard rendering, second fix boarding and ceilings are due to start. Kitchens and door sets will be ordered, and brickwork will continue.
• Across Zone 2, punch windows will be fitted to the courtyard. The concrete pour and joisting continue while roof works and drylining are due to commence.
• Aiming for the whole frame and planks to be completed in Zone 3. Also will pour the ground floor concrete slab, start roof works and the fire protection to steel.
• Zone 4 schedules steel to stitch into the cores to commence. Floors will be installed, and more lift and stair/lift cores will be installed from the 4th floor to the 6th floor.
• Across Zone 5, the steel and floor installation is due to accelerate with a 2nd crane and erection gang.
