Reliance House Studios Construction Updates

RWinvest is delighted to announce the official completion of Reliance House Studios.

The finished product looks incredible as Legacie Developments successfully delivers yet another luxury development in Liverpool. The apartments are now nearly 100% tenanted.

Summary of Works Progressed

• All remaining construction and snagging works completed.
• Completion notices have been issued to the solicitors.
• Legacie Management and Lettings are now the acting management agent.
• Any remaining studios that are not already tenanted will be tenanted imminently.

February 2020

In the latest construction update for Reliance House Studios, new below ground drainage is 100% complete with apartment walls and ceilings and plaster finishes making significant process.

There has been substantial progression to numerous areas of construction such as second fix electrical, doorframe installation, tiling and bathroom fittings. The show apartment has also been completed during this time.

Summary of Works Progressed

• New below ground drainage is 100% complete.
• Apartment walls and ceilings have progressed to 95%.
• Plaster finishes to walls and ceilings are 95% complete.
• First fix electrical, plumbing and heating is in place with second fix electrical 10% complete and second fix plumbing and heating installed to 50%.
• Doorframes have progressed to 90%.
• Skirting and architraves have begun being installed.
• Bathroom fittings have reached 15% installation with shower trays being installed.
• Wall and floor tiling is underway and is 30% complete.
• Decoration works are 25% progressed.
• Corridor walls have been formed with services installed below ceilings.
• Progression to fire seal services penetrations.
• Installation of LED light panel screens.
• A suspended ceiling framework has been installed in some areas.
• Forming of wardrobe recesses.

Works Scheduled

• Decoration of corridor walls to commence.
• Some areas to receive suspended ceilings in preparation for first fix mechanical and electrical works.
• Boarding to commence to suspended ceilings.

November 2019

Construction of walls and ceilings is now coming together at Reliance House Studios.

Walls and ceilings of the apartments in Reliance House Studios are now being installed, as well as new doors and frames. Insulation is going up on the external wall framework and a number of other activities have been progressed.

Summary of Works Progressed

• Apartment walls and ceilings have begun being installed and have progressed 15%.
• New doors and frames have been installed
• The external wall framework has commenced to receive insulation.
• Any wall protrusions have been infilled in preparation for the boarding.
• Door openings have been infilled.
• The partition wall framework has commenced.
• Plasterboarding and insulation have been applied to partition walls.

Works Scheduled

• Extensive wall boarding to commence.

September 2019

Demolition and strip out are now 100% complete at Reliance House Studios in Liverpool.

The latest construction update details that the drainage has commenced and is 25% complete so far. Various drainage channel cuts have been made throughout the concrete floors and safety barriers have been put in place around these channels.

Summary of Works Progressed

• Excavation for the drainage has been created via the external wall.
• Internal office walls have been removed and some internal walls have been knocked through to create doorways. Soil pipes plus other electrical services are now in place.
• The lift service is installed to the upper floors and fire doors are in place to communal cupboards in this area. Fire safety running man signs and fire doors have also been installed and the dry riser is complete to the lift lobby.
• The WC has been removed along with its fixtures and fittings. Other removal works include the removal of ceilings, floor finishes, existing tiling, plasterwork and internal doors which are now boarded up and awaiting insulation and new plasterboard finish. The removal of tanking from the basement walls has also progressed.
• Fire stopping is in place to the ceiling void above corridor doors and smoke alarms are in place. A fire-safe coating has been applied to the basement ceiling.

Works Scheduled

• Begin installation of apartment walls and ceilings.
•  Install new doors and frames.
• Commence the partition wall framework and apply plaster-boarding and insulation to partition walls.
• Begin to insulate the external wall framework.

July 2019

Work has now commenced at Phase 3 of Liverpool’s Reliance House Studios.

Summary of Works Progressed

• Drainworks have been ongoing and once these are completed, the main construction package can commence.
• Inside the development, all ceilings have been receiving fire sealant works to maintain fireproofing throughout the apartments.
• External work scheduled to commence in the next few days includes the dig out of a large area of slab.
